A Letter From The Board Of Directors
San Clemente is a wonderful place to
live. Within this great beach city there is a special
little community known as Chateau Clemente. Why is
Chateau Clemente special? How about seventy nice homes
located less than one mile from the ocean. The climate
is mild, the homes are spacious and the neighbors are
friendly. What more could one ask for? Not much, except
some neighbors are fearful that our special little
community may change because homeowners are not taking
care of the outsides of their homes. Consequently, home
values will decrease.
The Chateau Clemente HOA Board of Directors is keenly
aware of its responsibilities. We are working to
preserve all of our property values by creating new and
realistic architectural guidelines, enforcing the
CC&R’s, and rules and regulations. However, the Board
needs your help. Neighbors, whether residents or
investors, must maintain the outside appearance of their
properties. Investors are held to the same rules and
regulations as other owners. Also, their renters are
held to the same standards that are demanded of any
resident. We must all make every attempt to keep the
outside of our homes in good condition. This includes
mowing lawns, fertilizing, weeding and making periodic
landscape improvements. Also, there are many homes that
need stucco and trim painting. We all have a stake in
keeping our neighborhood in an attractive condition.
Also, Chateau Clemente homes are for single-family use
only. They are not for commercial uses. This is clearly
defined in our CC&R’s. It is interesting to note that in
a recent California Appellate 4th District Court of
Appeal (Colony Hill v. Ghamaty 9-15-2006), the concepts
of single-family use, the definition of what is an
integrated economic unit (a family as opposed to
unrelated persons renting rooms in a house) are all
addressed. The lower court and appellate court held in
favor of the association. Investors and renters should
read this court case. It is clear from this and other
court decisions that a homeowner’s association has the
right to enforce rules and regulations that apply to all
in a fair and equitable manner.
The Board of Directors in the last few months has
received numerous complaints from homeowners regarding
all of these issues and more. Once again, this
neighborhood is for single-family use only. No
commercial use is allowed. We need to paint, mow, weed,
trim, pick-up after our animals, drive carefully and be
courteous to all of our neighbors.

The HOA Annual Meeting is scheduled for May 17, 2012 at 6:00
PM, Polls closing at 6:15 PM in the Management Office. If
there is no Quorum, the adjourned meeting will be
held on June 21, 2012 at 6:00PM
NOTICE: Street Sweeping is on the 2nd and 4th
Monday of each month (7AM - 1PM).
